Should any issues arise we will respond promptly, calling on our local network of professional and competent trades people we have worked with over the years. Any repairs required will be scrutinised by ourselves and no works will be commenced without your agreement. Alternatively we will be happy to assist your own contractors.

Letting Fees

Additional items and other expenses will be charged according to the scale of fees defined below.


• Management fee:
10% plus vat of the monthly rent due
• Tenancy Set Up Fee:
£200.00 plus vat (one off fee taken from the tenants first rent payment)
• Letting Only Service:
£500.00 plus vat
• Minimum fee (in case of early termination):
£500.00 plus vat
• Renewal of Shorthold Tenancy and rent review:
£60.00 plus vat
• Let Only Service renewal of Shorthold Tenancy and rent review:
£120.00 plus vat
• Deposit Registration Fee:
£60.00 plus vat
• Deposit disputes:
£75.00 plus vat
• Property Inspection (including report):
£60.00 plus vat (we recommend one within first 3-4 months and then annually there after)

• Obtaining estimates and supervision of major work: 12% of the costs of work over £500.00
• Administration of NRL tax returns: £180.00 p.a
• Duplication and testing of extra keys: £12 plus vat per key.
• Issuing notice seeking possession: £50.00 plus vat
• Redirection of mail overseas: Cost of postage
• Faxes and overseas telephone calls: Telephone costs, maximum expenditure list £150.00.
• Arranging annual gas safety check: £75 plus vat

• Inventories/ Schedule of Conditions: (Additional Cost)
This is a comprehensive wall to wall written report plus photographic evidence, meter readings, key and manual log. Loft contents are not included therefore nothing of value should be stored there. This is carried out at the start of each tenancy.

The charges are:
1 bed house or flat:
£110.00 plus vat
2 bed house or flat: £120.00 plus vat
3 bed house or flat: £130.00 plus vat
4 bed house of flat: £140.00 plus vat
If partly or fully furnished: additional £60.00 plus vat


At the point of the tenant vacating, we perform a detailed check of the property to ensure the condition of the property is the same as which it was delivered to the tenant. The charges are:
1 bed house or flat: £55.00 plus vat
2 bed house or flat: £60.00 plus vat
3 bed house or flat: £65.00 plus vat
4 bed house of flat: £70.00 plus vat

For let only contracts you have the choice of preparing your own report though it must be submitted to us no later than 3 days before the move in date and in paper form. Emailed versions received will have to be printed out and collated into a report therefore there is a charge of £20.00 to do this.

For managed properties we must do the inventory to ensure the quality is sufficient enough for us to be able to work with and submit to the Deposit Protection Service (if necessary) at the end of the tenancy.
